BXP Completes Acquisition of 2100 M Street in Washington, DC, With Sidley Austin, a 160-Year-Old Premier Law Firm, as Anchor Tenant
Global law firm Sidley Austin LLP signs lease for approximately 240,000 square feet as it continues to grow in Washington, DC
WASHINGTON, DC (December 15, 2025) – BXP (NYSE: BXP), the largest publicly traded developer, owner, and manager of premier workplaces in the United States, today announced that it completed the acquisition of 2100 M Street, located in the West End of Washington, DC. BXP plans to demolish the existing building and develop a new, approximately 320,000 square foot premier workplace. Global law firm Sidley Austin LLP (Sidley) has signed a lease for approximately 240,000 square feet of the future trophy property.
BXP acquired 2100 M Street for a gross purchase price of $55 million. Sidley will occupy 75% of the new premier workplace across the entirety of the fourth through tenth floors, including space on the rooftop / penthouse. BXP expects to commence physical construction of the project in 2028 to accommodate Sidley’s scheduled 2031 occupancy.

Located in the West End, one of Washington, DC’s most desirable business districts, 2100 M Street offers convenient access to the Metro, major parkways, and is walking distance from a wide range of nearby amenities, including over 40 restaurants, 12 hotels and other retail and recreational offerings.
The acquisition of 2100 M Street reflects BXP’s continued focus on the development of high-quality properties in central business districts across its core markets. BXP ended 2024 with the acquisition of 725 12th Street NW, a site in the East End submarket of Washington, DC, that will be redeveloped into a 320,000 square foot premier workplace. In conjunction with that acquisition, BXP signed prelease agreements with global law firms McDermott Will & Schulte and Cooley for more than 80% of the building.
